Welcome to the fifth edition of this newsletter and also a big welcome to all our new subscribers.

In this issue we have another great interview with a  business owner who has created a great business that is not just a job for themself, but a  successful business.  This month we have an interview with Sophia Cull of The Health Exchange in Craigieburn, Victoria (in fact this is my home town).  Sophia started her business under the Australian NEIS scheme and some four and a half years down the track is increasing her business turnover annually.  She is also participating in Moving Forward's Successful Business Program.

I have just heard that I will be profiled in the Success Story in the August edition of the Work From Home magazine.  The article is titled 'Passion for increasing the survival rate of small business' and it will appear on Page 36 and 37.  It is my story about what I am passionate about and the business that I have developed.

Know what you want

Setting clear goals works for business and in life.  If you work out what the goal is YOU are then in the driver's seat.  If you don't know what you want then don't expect others to know.  Don't leave your future, or the future of your business to chance.  Take responsibility, set goals and then act accordingly being open to answers that can generate results.  This is a personal story of how knowing what you want and then being open to opportunities can achieve results.  Often when you know what you want, the opportunities arise.

My parents are a very aged couple who have been married for 58 years.  A couple of months ago my father's dementia worsened to the point of not being able to look after himself and needing full time care.  He also had fallen and given himself a hairline fracture of the hip.  He was admitted to hospital.  My mother's vascular dementia had also been worsening over the past year.

I was told by the hospital Aged Care Assessment team that dad would have to go to a nursing home and mum into a hostel.  What a terrible thing to happen after 58 years of living with each other.

In my business and personal life I always set goals and plan and I encourage my clients to do the same.  It is very hard to do when faced with urgency and emotional trauma but my goal was to get both of them together. 

Nursing home accommodation is very hard to get into in Victoria - there are very long waiting lists at each facility, so I was told that dad would have to go to a temporary nursing home in Reservoir until a vacancy came up (could be a year or so).  My heart dropped as this was too far for mum to visit.  She is in a hostel in Glenroy.  I was told to go and have a look at the nursing homes and put his name down on waiting lists at six.  As I visited one in Glenroy I found that someone had died at this nursing home.  It was a man who had died, so they were looking for a man to fill the room.  I said I wanted the spot.......and guess what - I got it - and believe it or not it is the only private room in this nursing home.  Although they are not together they are now close in proximity so that mum can easily visit.

My goal was to still get them together as they are pining for each other after 58 years of marriage.  I was reading our local paper and saw an advertisement for nurses at a new Aged Care Facility that was being built.  I drove to the address of the facility and found that they had units for sale.  This facility uses a different method of allocating beds.  It is a facility where you can buy units and it is a gorgeous facility.  Mum and dad have bought one and they will be together early August.  Hopefully together for their wedding anniversary on 11 August.  HOORAY!!!!!  Knowing what you want and then going for it works and opportunities open up.

Interview with Sophia Cull (The Health Exchange)

 The Health Exchange is located in Craigieburn and is known for Massage Therapy and Osteopathy.  The Health Exchange also provides Shiatsu Therapy, First Aid classes and information about the environment and your health.  It is also the first point of call for advice on where to get specialised alternative health care advice in the Northern Suburbs.  The Health Exchange is also known for its peaceful environment where people can go to relax and come out feeling great.  Sophia opened The Health Exchange in January 2000 and has been steadily growing its client base and profit margin.  When you talk to Sophia you understand that she is very passionate about her business and has a great vision of where to take it in the future.  Congratulations Sophia on the business developments that you have made so far.

Tell me a bit about how you decided to start a business in massage
I always wanted to run a business, but in my earlier years I doubted my own ability and I didn’t have a specific talent to sell.  I worked as an employee in quite a few health fields after completing a Bachelor of Social Science.  As an employee I found I could only use a limited range of my skills in a specific role and was taking on several part time positions just to meet my needs to stretch my talents.  I then completed a Graduate Diploma in Health Promotion but that still did not satisfy my needs fully.  I love the variety of tasks and the flexibility of running my own business.   At first I considered being a Naturopath, but decided that four years full time or eight years part time to qualify was much too long, so I decided to complete the Certificate IV in Massage Therapy as a stepping stone towards the big degree.  When I was ready to return to study I could claim exemptions towards Naturopathy and claim tax benefits for further study in a similar field!  So I decided to begin business as a Massage Therapist.  Four years later the thought of further study is not an ambition:  It would be easier to take on a Naturopath into my clinic than study for it myself!

What is your vision for The Health Exchange?
My vision for The Health Exchange is to be located on a five-acre property in the outer North and offering many health related services.  At the moment we offer Massage, Osteopathy, Shiatsu and Ayurvedic Medicine.  We also run First Aid classes and Health Information Presentations.  I would like to expand our services to include Psychology, Personal Fitness Training, Naturopathy, Herbal Medicine, Chinese Medicine and a variety of Health & Lifestyle Education Programs and Workshops.  Once the clinic is established I would like to have a Bed and Breakfast Retreat and then a Garden Centre & Café on the property!!

How did you go about creating a successful business?
In January 2000 I started on the NEIS program and found it to be a great start to my business.  It has been sheer determination.  Whenever there was an obstacle, I took it on as something to climb over or get through rather than giving up.  The temptation for giving up was always there but I was not willing to let it win.  After a few years I stopped the “give it up” and “this is much too hard” conversation.  It has been easier since I closed that back door to getting out!  I was clear there was only one way this was going – bigger and better!  I love to be around & talk with people who are problem solvers and have positive ideas: this makes life so much easier.  I kept setting goals.  I set goals that were stretch goals (clearly out of reach) and was happy even if I accomplished 80%.  I acknowledged any and all accomplishment because I knew that even if I made it half way to the moon that was a big accomplishment!

I like to play games with numbers.  For example, I found that in my first two June’s I sold only 29 massages each.  I had this justifiable thought that no one wants a massage in June!  Then I questioned myself: What if it was me not wanting to massage, not them not wanting one?!  So I decided to play a game in June.  I called it the “Stocktake Sale – All Massage Must go” and I advertised to “supply and fit” 100 massages.  That June I sold 86 massages.  The following year in the same game we sold 105.  I disbanded the belief that nobody wants a massage in June!

I plan every month to be bigger than the month before.  If something doesn't work then I analyse it and look for what was missing (or present) when it didn't work.  I always monitor the numbers.  I am very stats driven and I like to beat the previous numbers.

Since I have been in business the profitability and massage sales have increased each year.  The rebooking rate (clients make their next appointment before leaving the clinic) is an average of 83% each month.  We have a great relationship with our clients and they love coming to the clinic because it is a relaxing and enjoyable atmosphere.

Tell me about your team building and staff empowerment initiatives
I have a team of 5 part-time staff working with me (some casual and some sub-contractors).  We have a monthly meeting and everyone looks forward to it.  I always bake muffins for the meeting and we discuss everything that is going on and evaluate the month gone.  We cover monthly stats, what went well & what didn’t; we celebrate accomplishments and sometimes have a guest speaker.  There is open communication at the clinic and my staff know that they can voice concerns or improvements with me at any time.

Sophia, can the business run without you being there now?
Yes - For a period of time (up to 4 weeks).  I don't massage as much myself as I used to as I perform a management role.  That’s not as physically taxing and gives me the variety I desire!

Recommended Book to read:  Fish by Stephen Lundin et al.
This is an excellent book and is a very quick read but it really demonstrates how work can be fun.  You might ask yourself 'How can working in a fish market be fun?'.  As employers and employees we want to enjoy our work and we want our teams to enjoy what they do.  People are creative and productive in the right environment.  Too often in business today people are subject to burnout and employee retention is a problem.  Spend an hour or two and read this book - it is well worth reading.
